The new and proud owner of the Broadlind Hotel approached Roger Peter Porter, Architect, known for his years of service on the City Cultural Heritage Commission, with request to assist with conversion of the hotel to apartment building. The influx of new hotels in Long Beach decreased the need for this type of accommodation. Architect advocated for the owner the Zone and Occupancy changes and provided not only the modernization construction drawings, but continuous support to Client during construction, coordinating with City Inspectors until the Certificate of Occupancy was issued.
The Client continued to work with Architect on Tenant Improvement of restaurants and basement night club, until the building was brought to full glory.
With the recent apartment boom in Long Beach it become apparent the historical landmark should be turned back into hotel use.
RPP Architects were retained again to provide architectural services for a unique application- return of building to the original HOTEL use!
Our services included Client’s representation at the Planning Entitlement Applications, Building and Fire Departments, construction drawings, coordination with HVAC and Fire Sprinkler consultants. Structural Engineering and exit analysis for the basement historical Night Club and many more on call supportive services
