NEWPORT COAST RESIDENCE EXPANSION AND REMEDIATION

The Client approached RPP Architects with request to take over architectural services and construction administration. The professional integrity does not allow us to do it without considering in depth the circumstances. Fortunately for Client the original Architect had released his rights.
The project required review and approval of Ocean Height Design Committee and Newport Beach building permit for:
Architectural design changes,
structural re-engineering,
energy efficient mechanical and electrical plans,
correction of the storm water drainage around the structure, fire rated roof assembly in compliance with High Fire Risk Zone,
new footing engineering for swimming pool area supported by retaining walls,
design of marble stairs following the Guidelines Of Marble Institute, etc.
All discovered deficiencies of the original structure have been corrected, while communicating with Client being overseas.
